The future of Wellington Close.

The future of Wellington close was being decided last night.

What i found amazing is that people still don't realise they need to sign this lease variation form again. This has to be done for the work to go ahead. Do people really want to live in cold, damp run down flats?? If the work does not go ahead Keegans will still charge you for the work they did costing you more ££££. It's a no brainer for people to sign this.

Examine the facts. The 2 bedroom flats are currently selling for 200-230k. This is less than the average 1 bedroom flat in Weybridge and Walton. The works are being costed at around 70k. (Give or take 10% either way). If you look at 2 bed room flats in Walton they are easily going for 300K+. The Heart ones go for much much more!!! I figure the works to these flats could add over 100k to the value of these flats. 70k now may well give you a 30k return at the end of the works.

As for the solutions offered the middle option is clearly the best. Okay 2k more than render but you get a rainscreen finish. Sure the windows are smaller but that also means less heat lost in the winter. The double glazing will be very welcome by many. It's very strange that Adair did not even mention this 3rd option! The full rainscreen option was costed at over 100k per flat!

Overall I think this work will be good for the flats. It will add value to the flat value. Give the building a modern look. Make the building much more warmer in winter. Probably solve a lot of the damp issues in many of the flats. Also fix the roof.

People need to sign the new lease variation form!!!

Smaller windows are fine..Has anybody seen the old Chubb block in Sunbury cross.Look very nice

Did a quick google on Chubb.

This looks like over cladding. Where for Wellington close they are replacing the existing cladding. (The existing cladding is gradually beginning to fail.)
